Grandin Properties Expands into OTR

3CDC OTR Work Group January 2012 - Phase V - 1401 Elm

O’Bryonville-based Grandin Properties has expanded its holdings into Over-the-Rhine with a mixed-use development at 1401 Elm Street across from the renovated and widely-acclaimed Washington Park. Hummel, as the development will be known, is Grandin’s first project in Over-the-Rhine and will join a portfolio of ”best of class apartments and commercial spaces in Greater Cincinnati’s best walkable and bikeable urban neighborhoods.” Currently, Grandin Properties has renovated and leased property in Hyde Park, O’Bryonville, Mt. Adams & Eden Park, and Covington. The Cincinnati Preservation Association, neighborhood associations, and local media have have honored Grandin Properities for their renovation and community building achievements. The development is part of 3CDC‘s Gateway Quarter Phase V, and is just one of a number of new projects happening around the park (ie The Anchor-OTR and Zula Restaurant and Wine Bar).

    This is my big problem with urban renewal: It tends to marginalize the vulnerable.
    It bothers me that the whims of the “haves” tend to get placed over the self-determination of the “have-nots”. It’s great to have highways, aesthetically pleasing and safer neighborhoods, more public transportation options, new businesses, “best of class apartments and commercial spaces in Greater Cincinnati’s best walkable and bikeable urban nieghborhoods” (as stated above), nice parks, society events…but these things should be done to include the people already living in these neighborhoods, rather than dis-placing them with an expensive over all cost’s of living.
    Over the Rhine is an outstanding community which is being needfully reborn, but it’s being done at an existing community’s expense and displacement.

    You don’t have to worry about this in Cincy, Brett. Most of these buildings were barely used or even empty and housing is cheaper here than any metro over 2 million in the country. Few of the street people you see in OTR actually live there. Ever notice why they are there at 3pm, but not at 9pm? They’ve gone back to westwood, avondale, or Price Hill were they actually live. Almost no one is being pushed out. They already left. The empy buildings are just being put back into use and producing tax income for Cincinnati. This is an almost purely positive thing for all involved.

    My family owns 2 acres right above OTR. We have city view from all properites. two are duplex’s and 2 one family. We are right below Belview Pk. One of the duplex’s is ready to rent out. They are one bedroom apts. Roomy living room and kitchen. Awesome view!! The area is called Clifton Heights. We welcome any ideas for renovation for the other three properties.
